What to check before you buy condo insurance in Miami

  • Read your association's master policy first. "All-in" versus "bare walls" determines how much HO-6 coverage you actually need.
  • Loss assessment coverage matters more here than almost anywhere. Milestone inspection assessments have run into six figures per unit in some buildings.
  • Confirm whether the master policy's hurricane deductible can be passed through to unit owners as an assessment. Frequently it can.
  • Coverage A on an HO-6 covers your interior build-out, not the structure. Renovated units are routinely underinsured after an upgrade.
  • Ask whether the building has completed its milestone inspection and SIRS. Buildings that have not can be hard to insure at any price.
