What to check before you buy flood insurance in Miami

  • Your flood zone determines pricing, but being outside a high-risk zone does not mean you will not flood. Roughly a quarter of NFIP claims come from lower-risk zones.
  • Compare private flood against NFIP. Private carriers frequently beat NFIP on price and cover contents and loss of use more generously.
  • NFIP policies carry a 30-day waiting period. Buying as a storm approaches does not work — the window closes when the system is named.
  • NFIP caps building coverage at $250,000 for residential. If your home is worth more, ask about excess flood.
  • An elevation certificate can dramatically lower your rate on an older property. Ask whether one exists before you accept a quote.
